The flat has 2 comfortable sofa beds futon, in the living room there is the main double and on the mid level of the flat there is the single, but I think you have seen these details by the photos of the advert and the description which are very clear.
There are not separated bedrooms, it has more levels inside.

Emanuela fue un anfitrión maravilloso. Nuestro tren se metió en Termini tarde en la noche y mis compañeros de viaje y yo acabamos haciendo el registro en un poco tarde. Ella fue muy amable al respecto y dijo que estaba bien porque ella constantemente actualizada. Ella y Luciano nos orientó en todo el complejo y el espacio de vida, tales como dónde encontrar las toallas y la forma de abrir las ventanas, consejos de seguridad, etc, y cómo conectarse a Internet. Estábamos entusiasmados con conexión wifi ya que no tenían acceso a Internet para una buena parte de nuestro viaje. Había un poco predicamento que se resolvió muy bien: la alcachofa de la ducha en el baño inferior se caiga de su puesto de la pared y estaba un poco preocupado por ella. Dejé Emanuela saber y ella me dijo que no te preocupes por eso, lo único que importaba era que podíamos usar el baño muy bien y que teníamos una estancia agradable, y también que iba a tener a alguien que arreglarlo después de nuestra quedarse. La ubicación es ideal si quieres estar en un barrio muy seguro y tranquilo, lejos del ajetreo y el bullicio del centro de la ciudad. Es un paseo minucioso del autobús 15-20 de Termini si se toma la N217, que era genial para nosotros. Todo el mundo en todo el barrio era muy útil. Pon tu italiano! Definitivamente ayuda.
Emanuela was a wonderful host. Our train got into Termini later in the evening and my travel buddies and I ended up checking in a little late. She was very gracious about it and said it was fine because we constantly updated her. She and Luciano oriented us around the complex and the living space, such as where to find towels and how to open the windows, security tips, etc, and how to connect to the internet. We were excited about wifi connection since we were without internet access for a good portion of our trip. There was one little predicament that was resolved just fine: the lower shower head in the washroom was falling out of its post from the wall and I was a little concerned about it. I let Emanuela know and she told me not to worry about it, the only thing that mattered was that we were able to use the washroom just fine and that we were having a nice stay, and also that she would have someone fix it after our stay. The location is ideal if you want to stay in a very safe and quiet neighborhood away from the hustle and bustle of the city center. It's a 15-20 minute bus ride from Termini if you take the n217, which was just great for us. Everyone around the neighborhood was helpful. Brush up on your Italian! It definitely helps.
Este es sin duda una visita obligada para aquellos que hacen un viaje a Roma, el apartamento está limpio, las camas buenas y baño de transporte público, etc y restaurantes cerca ..
Dit is zeker een aanrader voor wie een trip naar Rome maakt; het appartement is netjes , goede bedden, badkamer etc.

Precioso apartamento con todo lo que proporcionan (camas, cocina, baño), muy tranquilo. Hay una parada de autobús en frente del palacio y casi todo cerca de las tiendas. Mejor que un hotel :)! Niza appartement avec le nécessaire fourni (lit cocina salle de bain), très calme. Un autobús arrêt devant l'immeuble et presque tout faire les vertido cursos assez proche. Mieux Que l'hotel!
Bel appartamento con tutto a disposizione(letti,cucina,bagno) , molto silenzioso . Una fermata d'autobus davanti al palazzo e quasi tutto accanto per fare la spesa . :)

This is one of the WIMDU places where one is sorely tempted not to write too enthusiastically about, lest it is booked solid when you ever want to come back. The apartment is located in a very posh neighborhood of Northern Rome named Parioli (lots of embassies etc). No surprise that the quarter is packed with nice restaurants, shops and up market food stores etc.. Right across the street is an excellent pizza place called “La Parioli” that became our favorite. It is usually packed with Romans which is always a good sign (--> make a reservation, especially on weekends or eat well before 8 pm when the place starts to fill up). The many embassies also have the nice side effect that police is never far and I would rate Parioli one of the safest if not the safest and quietest neighborhood in central Rome. The great thing is that despite these obvious advantages, all the major sights of Rome are just a 30 minute walk away. A reasonably fit person can cross the Villa Borghese park (also great for running) and be on the Spanish steps in 25 minutes. If you don’t like walking, there is a direct bus to Termini station (Number 223) or trams number 3 and 19 within reasonable walking distance (600 m/yards).
The place itself is something very special and unique. It looks as if it was originally a janitor’s/caretaker’s/chauffeur’s apartment and is located in the inner courtyard of a classic Rome apartment block from the late 19th century. The best way to describe it is a free standing bungalow in the inner courtyard. It is only accessible by descending a stair, so it is decidedly not suitable for handicapped persons (but the owner points this out). If one opens all the shutters, the place is very light but the downside is that people have a clear view at you from the surrounding apartments. We were there in March but I would imagine that the place is also very cool during the stifling hot summer months. The furnishing is adequate, no-nonsense IKEA fare down to the brightly colored sheets. There is a small fully equipped kitchen (no oven) and a very small but sufficient fridge. To us, eating out quickly loses its appeal if you have to do it every day so it was nice to be able to occasionally make simple dishes like Spaghetti Aglio I Olio or cook some artichokes to be enjoyed with some wine after a long day of sightseeing. A particular PLUS for the place are three things that can –at least from our past experience- prove sore points in Italy. One: there is plenty of hot water for all occupants to have decent showers in the morning! Two and three: The heating system works in cold weather and the AC works in hot weather! The owner, Emanuela, is very helpful and will provide you with loads of useful information before you arrive. She also responds to e-mails and text messages within an hour at the most. Her assistant, Mauro, speaks good English and explained the workings of the place well. Our seven days have been an altogether memorable experience and we will definitely be back!

The apartment was good and clean.The negative was the smell of damp and that there was no daylight.
We absolutely felt in love with Emanuela's place! Best choise for staying in Rome - Parioli is a beautiful district, well-located, not very touristic, with great places for dinner and breakfast nearby (We loved a lot our breakfasts with fresh croissants in Il Dodo (2 mins from flat - just cross the street, and dinner in La Pariolina - same located just at the opposite side of the street). The supermarket is also in walking distance.
The flat itself is just terrific. First of all, it is a real "villa" inside the house :) If you will go there you will understand what I mean :) Very tidy, spacious, full of light, 2 comfortable bedrooms (although we were 2 couples and 1 room had 2 separate beds we had a comfortable sleep for 3 nights). There are even windows in the ceiling which we loved a lot! The bathroom is spacious and clean, the kitchen is very comfortable and well-equipped.
Emanuela's assistant Mauro was very polite and was waiting for us when we were late due to the tough traffic in Rome (if you travel in the evening by car from the Southern part of Rome - estimate your staying in the traffic for at least 2 hours, as the flat is located just in the opposite part of Rome). Although we've found a free parking near the home next day we dropped off the car as it is almost impossible to drive it in Rome - better choose a scooter :D
Villa Borghese is just 20 mins walking, the city centre - 40 mins by foot or 15 mins by bus. We have chosen walking and enjoyed the beautiful streets of Rome.
We did not meet Emanuela herself, but she communicates with us very responsibly and she is very reliable, she gave us all directions and a lot of tips before our arrival to Rome, which we appreciate a lot.
Emanuela, thank you for everything! We enjoyed our stay and definitely next time in Rome will come back to your place!
